How to prevent emotion from affecting your sale…

Selling your home can be an emotional event. There’s often a strong connection built between people and their home, they put lots of love into it, create fond memories there, and its usually the single biggest investment made in a lifetime. So plenty on the line when it comes to selling it.

But the best way to approach the sale of your home, is to treat it like the sale of any other investment. Here are some key areas of advice:

Detaching yourself from the property…

Once you’ve decided to sell it’s a good time to start working on emotionally detaching yourself from the ‘property’. Think of your property as a ‘product’ early in the journey. Decluttering and depersonalising could be a helpful start.

Understanding its true value…

Conduct research on properties for sale in your area and ones that have recently sold. Consider yourself as the buyer – how does your property compare considering the location, the size, the age, the condition and the presentation.

Getting your price right…

Your research has helped you understand pricing, now you can price your property with strategy in mind and not emotion – this is key – as much as people think it might, advertising an above market price will not help you get a higher price. Its competition that will drive price higher.

Taking buyer feedback with a pinch of salt …

Buyers might like to voice their dislikes to justify offering a lower price. Don’t take it personally, if your agent is good at their job, they will be able to talk the buyers through these objections and then you can negotiate from a position of strategy, as opposed to negotiating on emotion.

Dealing with offers…

If you have a buyer up to their best and final offer and its still not quite the price you want, you should still strongly consider whether it’s worth the risk to reject it and wait for another buyer. Remember, with every passing week it does get harder to market and sell property. Some times a bird in the hand is worth two in the bush.
