Selling a House in Perth: 6 Things to Know Skip to main content

Selling a home is one of the biggest financial decisions most people will make.

While many sellers focus on achieving the highest offer, we help our clients understand that the most important decisions often happen well before an offer is received – through careful pricing, the right preparation and a clear plan for what comes next.

Those early decisions shape the campaign before the first buyer walks through the door.

Here are six things worth understanding before selling a house in Perth.

1. The highest appraisal is not always the best advice

A high appraisal feels good. That does not make it accurate.

Some agents quote optimistically because sellers are naturally drawn to the largest number. The property launches above where buyers see value, early interest falls short and the price gets adjusted after the strongest part of the campaign has passed.

The seller may assume the market changed.

Often, the original figure simply lacked evidence.

In June 2026, REIWA reported that the proportion of Perth house sellers discounting had increased from one in ten during the March quarter to three in ten. More properties were available and buyers had become more selective.

Before choosing an agent, ask how the appraisal was reached. Which sales are genuinely comparable? How have differences in land, condition, location and timing been considered? Which buyers are expected to support that price?

A confident number still needs a clear explanation behind it.

2. Your pricing strategy shapes buyer behaviour

Pricing does more than set an expectation. It affects which buyers find the property, how urgently they respond and whether competition develops.

Price too high and qualified buyers may dismiss the listing before inspecting. Price too low without a clear campaign strategy and you risk attracting interest without a reliable plan for converting that attention into the best result.

The right strategy depends on the property.

A family home in Palmyra may attract a broad group of buyers who have been watching the market for months. A higher-value home in Applecross or Mount Pleasant may need a different approach because the buyer pool is smaller and more specific.

Generic advice rarely works across both.

Your agent should explain the recommended pricing method, the likely buyer response and how the campaign will adapt if the market reacts differently.

3. The first two weeks carry the most weight

A campaign can be adjusted after launch. The price can change, the advertising can be rewritten and the sales process can shift.

But the first launch is usually your best opportunity to capture buyers’ attention.

Buyers receive alerts, compare the property with competing homes and decide whether to inspect. Once they have dismissed a listing, convincing them to reconsider becomes harder.

This matters as supply increases. Perth had more than 6,000 active listings at the end of June 2026, up 14.8 per cent from May and 58.3 per cent from the previous year.

Buyers had more choice.

That means sellers need a clear position from the beginning. The price, campaign method, target buyer and negotiation process should be decided before the listing goes live, not after enquiry falls short.

4. Selling quickly and selling well are different outcomes

A fast offer can indicate strong demand and a well-run campaign.

It can also mean the property was positioned below what the market would have paid.

In May 2026, properties across the City of Melville sold in a median of 12 days. By June, Perth’s median selling time had moved to 18 days for both houses and units.

Neither figure tells you whether an individual seller achieved the strongest available result.

The more useful questions concern what happened during the campaign. How many qualified buyers inspected? Did buyers return for second inspections? Was there genuine competition? Did the negotiation improve the offer?

The aim should not be to achieve the shortest possible campaign.

The aim should be to create enough competition to produce the right price and terms without allowing the listing to lose momentum.

5. The highest offer may not be the strongest offer

Price receives most of the attention, but the conditions attached to an offer can materially affect the outcome.

A slightly lower offer with confirmed finance and suitable settlement terms may carry less risk than a higher offer subject to several conditions. A longer settlement may suit one seller and create a major problem for another.

Before listing, decide which terms matter.

Do you need flexibility around settlement? Would an early deposit help? Are you prepared to accept an offer subject to the buyer selling another property? What level of finance risk feels reasonable?

These decisions become much harder when several offers arrive and time pressure builds.

A good agent should compare the full position, not simply point to the largest number.

6. Your agent’s process matters more than the presentation

Sellers often compare agents based on fees, appraisals and recent sales.

Those points matter, but they do not explain how the campaign will be managed once the property is live.

Ask who will conduct inspections, follow up buyers, deliver feedback and negotiate offers. Ask how buyer interest will be recorded and what happens if the first week produces less enquiry than expected.

You are not hiring a listing presentation.

You are hiring someone to make commercial decisions while your money and timeline are under pressure.

The strongest campaigns are organised before they go to market. The pricing has evidence behind it. The seller understands the process. The next move has been considered and the agent knows how each buyer will be handled.

That preparation does not guarantee a perfect campaign. But it does reduce the chance of avoidable decisions costing you later.
