Why a Bigger Marketing Budget Won't Sell Your Home | MGP Property Skip to main content

Every seller gets the pitch. Spend more on marketing and you’ll get a better result.

Premium portal placement, the glossy brochure, the full-page spread, the video, the drone. It all sounds like more money in equals more money out.

It doesn’t work like that. In this market, a fat marketing budget is one of the easiest ways to spend a few grand and get nothing back for it.

Here’s the part most agents won’t say. A big marketing spend often does more for the agent than it does for you. It puts their name on more signboards, in more feeds, in front of more future sellers.

Your campaign becomes their advertising. You pay for it either way.

What marketing actually does

Marketing gets your home seen. That’s it. That is the whole job. It puts the property in front of buyers and gets them through the door.

What it cannot do is make a buyer pay more than they think the home is worth. It can’t fix a price that’s too high. It can’t invent demand that isn’t there. A brilliant campaign on the wrong price just means more people see a home they’re not going to offer on.

Seen is not the same as sold. Confusing the two is exactly the mistake the “spend more” pitch is banking on.

The market that used to hide the problem is gone

For two years, almost anything sold. Stock was so tight that buyers took whatever came up, and a heavy marketing spend looked like it was working when really the market was doing the work.

That cover has gone.

REIWA reported 7,335 homes for sale in Perth at the end of August 2026, the first time listings have passed 7,000 in more than three years. Houses are now taking a median of 23 days to sell, up from just 11 days a year earlier.

Buyers have choice again. When someone can line up ten homes to inspect on the weekend, no amount of spend makes yours the one they offer on. The price and the fit do that.

The marketing just decides whether they walk through the door.

Where the money should actually go

Good marketing isn’t about spending the most. It’s about reaching the right buyers with the right home at the right price.

That means knowing who is actually going to buy your place and putting it in front of them, rather than blasting it everywhere and hoping.

A family home near a good school needs to reach families, not everyone with a search alert.

A downsizer apartment needs to reach downsizers. Targeted beats loud, every time, and it usually costs less.

Presentation earns its keep here too. Clean photography, a tidy home and a sharp online listing pull genuine buyers in. That’s money well spent.

A $3,000 video that makes the agent look good while your home sits overpriced is not.

The honest catch

None of this means market your home on the cheap. A property with no decent photos and no reach won’t sell either.

Underexposure is a real mistake, and a home a big chunk of buyers never see leaves money on the table. The point is simpler than that. Spend where it brings buyers to your specific home, and stop paying for exposure that only builds your agent’s brand.

More money is not the strategy. The right money, aimed at the right buyers, is.

What to ask before you sign

When an agent hands you a marketing package, ask them to justify it line by line.

Who is this reaching?

Why this spend and not half of it?

What does this particular item do to bring a buyer to my home, specifically?

If the answer is vague, or it’s all about “exposure” and “getting your property out there”, be careful. Exposure is not a plan. A good agent can tell you exactly which buyers they’re chasing and how each dollar helps land them.

If you want an honest read on what your home actually needs to sell, and what’s just there to make your agent look good, that’s the kind of conversation worth having. No upsell, no glossy package you don’t need, just what works for your place and your buyers.
